Fictional lease from the Lab's data room. 5 of 60 fields shown.

Why now
Everyone's trying AI. Almost no one has it working.
of CRE firms are researching or piloting AI.
Deloitte, Sept 2026have it built into how they work.
Deloitte, Sept 2026The Lab closes that gap for the people who lease, run and report on New York's buildings.
What you'll build
By March 11, you'll run these on your own work.
Every session starts together, then splits by the work you do. Pick your track.
For property managers, lease administrators and property accountants. Goal: hours back every month and fewer billing errors.
You practice on The Halsey Building, the Lab's fictional Manhattan data room: office, retail and medical office leases, a 12-month expense ledger, landlord proposals, a rent roll and an NYC compliance calendar. Then you run each workflow on your own redacted files.
How every lab works
Verify, then automate.
AI writes the first draft. You learn to prove it's right. Nothing gets automated until it passes.
- 1
Draft
AI drafts the abstract, the check or the memo from the source documents.
- 2
Verify
You check it against the source and a checklist, with page cites for every field.
- 3
Measure
It's scored against an answer key and timed against doing it by hand.
- 4
Keep
It becomes a one-page recipe card you can run on Monday.
Schedule · 2027

4 · Two agents, supervised
Clean a messy data set, then build two weekly agents per track, each tested before use.
5 · Demo night
A final clinic, your 30-day plan, and a 3-minute demo to guest faculty and invited managers.

FAQ
Questions people ask first.
Do I need to code, or know AI already?
No. If you can use email and Excel, you can do this. Everything happens in the AI tool your firm allows, plus Excel and the folders you already use.
My firm uses Copilot or ChatGPT. Is this still useful?
Yes. Every lab is taught as a method that works in Copilot, ChatGPT and Claude. Live demos rotate between them, and every recipe card shows the steps for each. Agents run in Claude scheduled tasks, ChatGPT Tasks or Power Automate.
How much time does it take?
About three hours a week: one Thursday session plus one 30–60 minute assignment on your own work. Questions get written answers in the course channel between sessions.
Can I use my own leases and data?
Yes, redacted and with permission, or you can use the Lab's fictional data room. Session 1 covers what may be uploaded and how to redact. Licensed data such as CoStar comps can't go into outside AI tools under their terms, so all comps in the data room are fictional.
What happens at the free preview?
On Thursday, Jan 14 at noon ET, you watch a lease abstract and an expense check get built and scored live, then verify three fields yourself. It's at lunchtime so you can join from work.
Do I get a certificate?
Yes. It lists the workflows you passed and can be verified by link. You need 4 of 5 sessions (live, or recording plus a check-in), four passed workflows and a demo-night presentation.
What if I miss a session?
Every session is recorded with a written guide, and you can ask questions in the course channel to catch up.
What's the refund policy?
Full refund through Session 2 on Feb 11.
